올해 처음으로 자취를 하게 되면서, 자취 준비하면서 배웠던/경험했던 것들 차례대로 적어보려고 해요.

이런 순서대로 작성해보려고 하는데, 이번 게시물은 '부동산 임장 (손품/발품 팔기)' 관련한 후기입니다.

1. 손품 팔기 & 시세 확인

저는 살면서 부동산을 한 번도 가본 적도 없었고,

막연히 집을 어떻게 알아봐야하지?! 싶었어서 일단 부동산 어플부터 깔아봤어요.

e.g. 네이버 부동산, 다방, 직방, 피터팬 등등

결론적으로 정말 많은 어플을 깔았었지만 전부 지우고 '네이버 부동산' 어플만 사용했습니닷.

부동산 어플은 허위 매물이 정말 많은데,

네이버 부동산은 '확인 매물' 날짜가 오래되지 않은 매물들로 확인하면 대부분 실제 매물이었기 때문에 좋았어요.

오래 전에 올라온 매물들은 대부분 팔린 경우가 많았기 때문에,

랭킹순이 아닌 최신순으로 눌러놓고 보시는 걸 추천드려요.

(조건 좋은 집은 생각보다 빨리 나가서, 최신순으로 보다가 맘에 드는 집이 있을 때 바로 연락해서 보러가세요!)

이렇게 어플로 조건을 설정해놓고, 내가 원하는 동네 & 조건의 집의 시세가 어느정도인지 파악할 수 있었어요.

2. 발품 팔기

위의 방법으로 어느정도 시세를 파악하고, 예산을 정하고 나면 부동산에 연락을 돌리면 됩니당

네이버 부동산으로 근처 부동산들의 번호를 전부 저장하고 문자를 보냈어요 :)

저는 네이버 부동산에 올라온 매물 중에 맘에드는 매물을 문의하면서 같이 문의 드렸는데,

단체 문자로 보내는 게 더 많은 매물을 확인할 수 있어서 좋을 것 같아요!

이 후 전화 통화로 집을 보러갈 날짜와 시간을 잡고, 해당일에 방문했습니다.

Tip. 조건은 구체적일 수록 좋고, 전/월세 어떤 방법으로 구할 건지도 확정해두면 더 좋을 것 같아요.
저는 전/월세 둘 중 정하지 못한 채로 연락을 드려 생각보다 많은 매물을 보지 못했어요.

2.1. 부동산 방문 & 매물 확인

부동산 방문 시, 문자 내용 말씀드리면서 전화드렸던 사람이라고 하면 알아서 안내해주십니다.

집에 도착하기 전부터 주변 분위기를 미리 봐두면 좋아요.

둘러보면서 궁금한 부분은 바로바로 여쭤보고, 밑에 따로 공유드릴 체크리스트들 모두 체크하시면 됩니다 :)

저는 안선생이라는 유튜버님의 영상을 보고 체크리스트를 작성했는데요.

아래처럼 엑셀에 작성해놓고 보면서 실시간으로 체크했습니다.
